A New Approach for New Real Estate

The FUNDERA Business Forum is the outcome of a process initiated by medical technology manufacturer ewimed in its search for new headquarters — one we accompanied from the our first discussions in 2022 through to opening.

 

The location and architecture for the new building were already fixed when we were invited to initial discussions with management about the future use of the property. It rapidly became clear that the floor area being created would exceed ewimed’s current requirements. Set against this was the company’s strong growth trajectory. Between these opposing poles, a property strategy took shape: one that enables the building to operate economically today while allowing its use to develop sustainably over time. Our consultancy work came up with the bold idea of subletting a portion of the space as a co-working space in the first instance.

The ewimed team experienced the value of hybrid occupancy models first-hand on a visit to La Visione. Our award-winning project for carpet manufacturer Object Carpet is used for staff dining while simultaneously operating as a public restaurant – one that has established itself as a culinary destination, despite equally being located in an industrial area.

The concept excited the ewimed team and was adopted as the blueprint for their own hospitality space. An independent restaurant operator can also serve the other tenants as caterer. The hybrid model was extended to the conference rooms on the ground floor, which can be booked by external users — making the entire floor available to the public.

Divided into clusters, the property can grow in several directions in the future: It can become a single-tenant headquarters or lend itself to long-term, multi-tenant letting. A subsidiary company, Fundera GmbH, which also lends the building its name, was established to handle marketing and operations. We supported the marketing activities in the run up to completion with photorealistic visualisations.
