CITIC’s ultra-luxury residence occupies one of the last remaining water­front plots at Shenzhen Bay – an extra­ordinary address with uninterrupted views stretching toward Hong Kong and in close proximity to one of Shenzhen’s key cultural land­marks, the Shenzhen Opera House.

Commissioned to design a 370-square-metre show apartment, our ambition extended beyond the creation of a residence. We envisioned a private sanctuary: an environment of quiet sophisti­cation where life unfolds effort­lessly, shaped by its own rhythm.

Every element is carefully composed to reflect the rarity of its setting, where space, light, and materiality engage in a refined dialogue with nature and culture. The result is a timeless expression of exclusivity: refined, immersive and unmistakably distinct.

Nature in focus

In SinoBay, nature is not a back­drop, but the defining presence. The mountains behind the residence lend a sense of grounding and calm, while expansive sea views open the interiors outward, inviting light, perspective and a sense of release.

In close collabo­ration with the architects, openings were maximised to fully capture this duality. From the L-shaped balcony, a 270-degree panorama unfolds, dissolving the boundary between interior and land­scape. Each principal room is oriented toward the water, maintaining a continuous connection to the horizon.

Grounded and precise

The interior is conceived as a place of retreat: intimate, tactile and quietly protective. Rather than over­whelming its visitors outright, the space reveals itself gradually – an intimate, sensory ensemble that unfolds room by room.

This approach is articulated through three strategies: a fluid spatial sequence that encourages discovery, a material palette that turns tactility into sensory experience, and a layout that seam­lessly integrates privacy, comfort and security. Together, they create an environ­ment that feels precisely composed yet deeply human.

The layout is guided by clarity and precision. Kitchen, dining and living areas form an open, continuous sequence designed for daily life and hosting. These dynamic spaces are distinctly separated from the more private areas of the home.

Within the private quarters, further gradations of privacy distinguish the master suite from secondary bed­rooms, establishing layered retreat while main­taining overall coherence.

Materiality: restrained, enduring, distinctive

Luxury here is expressed through restraint. It resides not in excess, but in the quiet choreo­graphy of materials and details.

Selected for their time­less quality and connection to the surrounding land­scape, stones and surfaces reveal subtle veining reminiscent of natural formations, evoking the depth and softness of Chinese ink paintings. Wood veneers have the appearance of silk. Their singular grain patterns and depth of tone lend the rooms warmth and a quiet, tactile presence.

Gentle curves recur throughout the space, echoing the rhythms of mountains and tides. In the master bedroom, a hand-polished saddle leather head­board traces a soft arc, while crescent-shaped floor inlays suggest the move­ment of water. These gestures remain under­stated, yet anchor the interior in its natural context.

Rooms for a lifetime

Enduring luxury is defined by its ability to adapt. The residence is conceived to support evolving life­styles across generations. A window alcove provides a sheltered space – intimate and secure for children, contemplative for adults. Flexible areas such as the X-room allow the home to be reinter­preted over time, accommo­dating changing needs while preserving its core identity.

SinoBay brings together the still­ness of mountains, the open­ness of the sea, the energy of the city and the inspiration of culture – before quietly receding to allow its residents to take centre stage. More than a home, it offers a composed way of living: shaped by nature, defined by balance and open to individual interpretation.
